Seeding of the First 30 Rental Homes – What’s up?
On 2nd December 2021, AEI reported that the Company’s majority-owned subsidiary Alset International Limited is registered on the Singapore Exchange. Not only this, but it has completed the process of seeding American Home REIT with its first 30 occupied rental properties.
Moreover, Alset International Limited plans to build AHR into a Class A portfolio of income-producing, strong real estate in the United States, with an emphasis on big gated single-family home communities. Last but not least, AHR seeks to buy assets with a capitalization rate of about 5% on the company’s net income and pay a quarterly dividend with an annualized yield of up to 6%.
Growth and Acquistion of Acute Care Hospitals
On 4th November 2021, AEI reported that three hospitals in Fort Worth, Texas, Plano, Texas, and Pittsburgh, Pennsylvania have been bought by American Medical REIT Inc. Not only this, but the firm has spent $62 million on the transaction. Furthermore, the AMRE-acquired hospitals are now leased for an 18-year period, with eleven years remaining and the possibility to extend for another five years. The hospitals have a combined capacity of 195 beds and cover roughly 320,000 square feet of gross floor area.
Because of the close proximity to state roads, the hospitals are also positioned near heavily populated and rapidly growing areas, making them conveniently accessible to patients and clients. They are also Medicare-certified and have received accreditation from The Joint Commission. The American Association of Respiratory Care honored these hospitals with the Quality Respiratory Care Recognition award in 2015.
EHome Community Project – What’s New?
AEI announced on 25th October 2021 that the company has introduced Alset Villas which is a new EHome community project. Alset EHome is continuing to develop healthy, resilient livelihoods by including EHomes into a clean energy ecosystem that includes housing, transportation, and power. Moreover, an amenity center with organic, modular/vertical vegetable growing, a café, visiting housing, infant/childcare clubs, and a social events facility will be included in some of the communities. Future EHomes will have energy-efficient platforms that enable solar energy, power walls, clean, sterilized airflow, and enhanced communication systems for cutting-edge smart home and workplace platforms. Lastly, each EHome will provide the use of a Tesla vehicle to encourage electric vehicles for a balanced system, in line with the objective of creating a community based on a low carbon footprint.
